For homeowners across Southern California, understanding the critical role of regular termite inspections is an essential aspect of property stewardship. As a leading pest control expert with decades of experience safeguarding homes throughout this region, I’ve witnessed firsthand the devastation that termites, a persistent and destructive adversary, can inflict. This isn’t just about protecting your biggest investment; it’s about preserving your peace of mind against these silent destroyers.

Termites Hide Themselves and Their Destruction

Many homeowners mistakenly believe a termite problem will be obvious. The truth is, these pests are masters of discretion. They work tirelessly from within your wooden structures, often leaving little external evidence until significant damage has already occurred. This covert nature is precisely why proactive and professional inspections are paramount. Our goal during an inspection is not just to find existing infestations, but to identify conditions conducive to future activity, offering a comprehensive shield against potential harm.

When our certified inspectors arrive at your Southern California home, they embark on a meticulous journey, far beyond a cursory glance. We understand the nuanced behaviors of the two primary termite types prevalent here: subterranean and drywood. Each demands a distinct approach in detection.

Common Types of Termites

Subterranean termites, as their name suggests, live in vast colonies underground, constructing intricate mud tubes to travel from their soil nests to your home’s wooden components, seeking moisture and food. Our inspectors will painstakingly examine your home’s foundation, looking for these tell-tale mud tubes climbing from the soil onto concrete slabs, foundation walls, and piers. We’ll delve into crawl spaces, basements, and around exterior perimeter areas, scrutinizing any wood-to-soil contact points, which are prime entry routes. We also pay close attention to areas with moisture, such as leaky pipes, clogged gutters, or poor drainage, as moisture is a major attractant for these underground invaders. We even investigate utility penetrations, where pipes and wires enter the home, as these often provide hidden pathways.

Drywood termites, on the other hand, require no ground contact. They establish colonies directly within the wood itself – your framing, attic trusses, fascia boards, and even furniture. Their presence is often revealed by tiny kick-out holes from which they expel their distinctive, hexagonal fecal pellets, often resembling fine sawdust. During an inspection, our experts will methodically tap and probe exposed wood for hollow sounds or softness, indicative of internal galleries. We’ll climb into attics, carefully inspect rafters and roof decking, and examine window sills, door frames, and any other wooden elements, inside and out. The sheer scope of this examination ensures no stone, or rather, no piece of wood, is left unturned.

Beyond these visual cues, our inspectors are also trained to recognize subtle changes in the environment that suggest termite activity. This includes faint sounds of rustling or chewing coming from within walls, the presence of discarded wings after a swarming event, or even slight buckling of paint or wallpaper. We also consider factors specific to Southern California homes, such as mature landscaping close to the structure, which can provide hidden pathways, or shaded, moist areas where termites thrive.

Termite Inspections in the Escrow Process

Destructive organism reports have become an indispensable element of the real estate escrow process. This necessity stems primarily from the significant financial risks associated with undetected termite activity and the stringent requirements imposed by financial institutions. Lenders, including those for VA, FHA, and conventional loans, routinely mandate these inspections to protect their substantial investments in the property, ensuring the collateral is structurally sound and retains its value. For buyers, the inspection serves as a critical safeguard against inheriting costly, hidden structural damage that homeowners’ insurance typically does not cover. For sellers, a proactive inspection can streamline negotiations, mitigate potential legal liabilities, and enhance the property’s market appeal, ultimately facilitating a smoother and more equitable transaction for all stakeholders.

How Often to Inspect

The question of “how often” is frequently raised. Given the year-round activity of termites in our region, we strongly advocate for annual professional inspections. This proactive measure allows us to detect and address any signs of activity in their earliest stages, before a minor issue escalates into a costly structural nightmare. Early detection means less damage, less extensive treatment, and ultimately, significant savings and greater peace of mind for you.

Following a thorough inspection, our team provides a comprehensive report detailing our findings. This isn’t just a simple “yes” or “no” answer; it’s a detailed account of any current or past termite activity, potential entry points, and conditions that could invite termites. Crucially, the report will include clear, actionable recommendations tailored to your specific situation. This might involve localized treatments, full structural fumigation, or even suggestions for moisture control and landscape modifications to create an environment less hospitable to these pests. Our commitment extends beyond just treatment; we aim to educate and empower homeowners to maintain a termite-free environment long-term.

In Southern California, maintaining your home means proactively addressing the threat of termites. A professional termite inspection is your best defense, offering not just detection, but also the expert insight and guidance needed to protect your most valuable asset from these persistent and destructive silent invaders. Don’t wait for the signs of damage to become undeniable; act now to secure your home’s future. Call us at 909-335-1486. We have solved termite problems across the Inland Empire for more than 30 years!

Temecula’s warm climate provides an ideal environment for various pests, and cockroaches are a common concern for homeowners and businesses alike. These resilient insects can quickly infest properties, spreading bacteria and triggering allergies. Understanding the different types of cockroaches found in Temecula, how they enter, and what keeps them thriving is crucial for effective control and prevention.

Common Cockroach Species in Temecula

Several cockroach species can infest properties in Temecula, but some are more prevalent than others:

German Cockroach (Blattella germanica): This is the most common indoor cockroach. They are small (about ½ to ⅝ inch long), light brown with two dark parallel bands on their pronotum (the shield-like segment behind the head). They prefer warm, humid environments like kitchens and bathrooms and reproduce rapidly.

American Cockroach (Periplaneta americana): Also known as the “palmetto bug” or “water bug,” these are one of the largest cockroach species (up to 2 inches long). They are reddish-brown and prefer damp areas like sewers, drains, and basements. They can also fly short distances.

Oriental Cockroach (Blatta orientalis): These cockroaches are shiny black or dark reddish-brown and about 1 inch long. They prefer cool, damp places like basements, crawl spaces, and under sinks. They are often found outdoors in leaf litter and under debris.

Turkestan Cockroach (Blatta lateralis): Increasingly common in Southern California, these cockroaches are similar in size to the Oriental cockroach, with reddish-brown or orange-brown coloring. They are often found outdoors but can infest homes, particularly in areas with leaf litter and mulch.

How Cockroaches Enter Homes and Businesses

Cockroaches are opportunistic and can enter properties through various means:

Cracks and Crevices: Even small openings in walls, foundations, windows, and doors provide easy access for cockroaches.

Pipes and Drains: Cockroaches can travel through sewer lines and enter buildings through drains and pipes, especially in older structures.

Brought in with Items: Infested items like grocery bags, cardboard boxes, furniture, and appliances can introduce cockroaches into a property.

Neighboring Properties: In multi-unit dwellings or closely spaced homes, cockroaches can easily migrate from one unit to another.

Factors that Attract and Sustain Cockroach Infestations

Once inside, cockroaches thrive in environments that provide them with food, water, and shelter:

Food Sources: Cockroaches are omnivorous and will eat almost anything, including crumbs, spilled food, pet food, garbage, and even book bindings and glue.

Water Sources: Leaky pipes, dripping faucets, standing water, and even condensation provide essential moisture for cockroaches.

Harborage Areas: Cockroaches prefer dark, secluded spaces like cracks and crevices in walls, behind appliances, under sinks, and in cluttered areas.

Warmth and Humidity: Temecula’s warm climate, combined with indoor humidity, creates ideal conditions for cockroach reproduction and survival.

Preventing Cockroach Infestations in Temecula

Taking proactive steps is essential to prevent cockroach problems:

Seal Entry Points: Caulk cracks and crevices in walls, foundations, and around pipes. Install weather stripping around windows and doors.

Maintain Cleanliness: Regularly clean kitchens and bathrooms, wiping down counters, sweeping floors, and promptly cleaning up spills. Store food in airtight containers and take out the trash regularly.

Manage Moisture: Fix leaky pipes and faucets. Ensure proper drainage around the property. Use dehumidifiers in damp areas.

Proper Food Storage: Store pet food and other potential food sources in sealed containers.

Landscaping Practices: Keep vegetation trimmed away from the building and remove debris that could provide harborage for cockroaches.

Regular Inspections: Regularly inspect potential harborage areas for signs of cockroach activity, such as droppings, egg casings, and shed skins. Craig & Sons technicians routinely look for signs of cockroach activity during our recurring services.

Cockroach Control Methods

If an infestation occurs, several control methods can be employed:

Baits: Cockroach baits contain an insecticide mixed with a food attractant. They are effective for controlling many cockroach species.

Insecticides: Liquid sprays, dusts, and aerosols can be used to target cockroach harborage areas. However, proper application is crucial to avoid health risks.

Insect Growth Regulators (IGRs): These disrupt the development of cockroaches, preventing them from reaching maturity and reproducing.

Professional Pest Control: For severe infestations or difficult-to-control species, contact our office. Professionals have access to specialized products and techniques for effective cockroach elimination.

Protecting Your Property in Temecula

Cockroaches are persistent pests that can pose significant health and sanitation problems. By understanding their habits, taking preventive measures, and seeking professional pest control from Craig & Sons, Temecula residents and businesses can effectively manage cockroach populations and maintain a pest-free environment.
Termites are a significant threat to homeowners in the Inland Empire. These wood-destroying insects thrive in the region’s warm, dry climate, causing extensive damage to homes and businesses. If you suspect a termite infestation, finding a qualified termite exterminator is crucial. This post provides an overview of termites in Southern California, their destructive potential, the cost to insurance companies, and what to look for when choosing Craig & Sons as your termite extermination solution.

Termites in Southern California: A Persistent Threat

Southern California’s climate provides ideal conditions for several termite species, including:

Drywood Termites: These termites live entirely within dry wood, such as structural timbers, furniture, and even dead trees. They create small, dry fecal pellets (frass) that are often the first visible sign of infestation.

Subterranean Termites: These termites live in the soil and build mud tubes to reach wood sources. They require moisture and are often found in areas with damp soil or poor drainage.

Dampwood Termites: These termites prefer damp, decaying wood and are typically found in areas with high moisture content, such as rotting logs or water-damaged structures.

The Destructive Power of Termites

Termites are known for their ability to cause extensive structural damage before homeowners even realize they are present. They feed on cellulose, the main component of wood, weakening structural beams, floor joists, and wall studs. This can compromise the integrity of a building, leading to costly repairs and even structural collapse. Termites often work from the inside out, consuming wood from within while leaving the outer surface intact. This makes it difficult to detect infestations until significant damage has occurred. The cost of repairing termite damage can be substantial, often requiring extensive reconstruction and replacement of damaged wood. Termite damage can significantly reduce a property’s value, making it difficult to sell or refinance.

The Financial Burden on Insurance Companies

Termite damage is generally not covered by standard homeowners insurance policies. This is because termite infestations are considered a preventable maintenance issue, similar to roof leaks or plumbing problems. However, the indirect costs associated with termite damage can still impact insurance companies. If termite damage leads to structural collapse or injuries, insurance companies may face liability claims. The prevalence of termite damage in a region can contribute to higher insurance premiums for all homeowners, even those who have not experienced termite problems themselves. Disputes between homeowners and insurance companies regarding termite damage can lead to costly litigation.

Finding a Qualified Termite Exterminator

Choosing the right termite exterminator is crucial for effective treatment and prevention.
Protecting Your Investment

Rodents (Rats and Mice): As temperatures drop, rodents seek warm, sheltered places to nest. They can enter homes through small cracks and crevices, bringing with them health risks and causing damage to insulation, wiring, and stored food.

Cockroaches: Cockroaches thrive in warm, humid environments. During winter, they seek refuge indoors, especially in kitchens and bathrooms, where they can find food and water.

Ants: While ant activity may slow down in winter, colonies don’t disappear. They often nest within walls and other protected areas, remaining active and foraging for food when conditions are favorable.

Spiders: Many spider species seek shelter indoors during the winter months. While most are harmless, some, like the black widow, can pose a health risk with their venomous bites.

Stored Product Pests: These pests, such as pantry moths and beetles, infest stored food items like grains, flour, and pet food. They can remain active throughout the winter, causing contamination and spoilage.

Why Recurring Pest Control is Essential

While one-time treatments can address immediate pest problems, recurring pest control offers several key advantages, especially during winter: preventative protection, targeted treatments, early detection, consistent monitoring, reduced pesticide use, and peace of mind. Recurring services establish a protective barrier around your property, preventing pests from entering in the first place. This is especially important during winter when pests are actively seeking shelter. Pest control professionals tailor treatments to specific pest pressures and seasonal changes. During winter, they focus on preventing rodent entry, addressing cockroach harborage areas, and targeting overwintering ant colonies. Regular inspections by trained professionals can detect early signs of pest activity before infestations become severe. This can save you time, money, and stress. Recurring services include ongoing monitoring to track pest activity and adjust treatment strategies as needed. This ensures continuous protection throughout the year. By focusing on prevention and early detection, recurring pest control minimizes the need for extensive pesticide applications. This is better for your family, pets, and the environment. Knowing that your property is protected by a professional pest control service provides peace of mind, especially during the winter months when pests are actively seeking shelter.

Protecting Your Property This Winter

Winter pest control is not just about eliminating existing pests; it’s about preventing future infestations. By investing in recurring pest control services, you can create a pest-free environment and protect your property from the damage and health risks associated with winter pests. A proactive approach is always more effective and less costly than dealing with a full-blown infestation. Don’t wait until you see signs of pests; contact a qualified pest control professional to schedule a preventative inspection and treatment. This will ensure your home or business remains pest-free throughout the winter and beyond.

Let’s quickly clear the air for this little insect. Earwigs do not derive their name because they enjoy burrowing into one’s ear, as some myths and legends may have you believe. Their name instead originates from the Old English eare wicga, meaning ear beetle. Entomologists believe that the name referenced the appearance of the hindwings which resemble human ears when unfolded. So never fear – your ears are safe! However, plants and other insects in your garden may not be so safe.

Earwigs in the Garden

Earwigs are primarily nocturnal and will hide in moist, small crevices during the day. While active at night they feed on a variety of plants and insects. During the day they can be found in bark, fallen logs, wood chips, as well as within other living and dead plant and animal matter. Earwigs tend to live in areas where they can scavenge for food. The forceps at the end of their bodies allow for protection as well as holding prey. Common earwigs are omnivores and enjoy eating plants and ripe fruit as well as arthropods. Their common diet consists of plants such as clover, dahlias, zinnias, lettuce, cauliflower, strawberry, blackberry, sunflowers, celery, peaches, plums, grapes, potatoes, roses, beans, beats and grass shoots, and prey such as plant lice, bluebottle flies and aphids.

Earwigs in the Home

Have you come across one of these prehistoric looking insects in your home? Have no fear, they are looking for small, dark, moist places to hide. During the summer you may find them more often near sinks or in bathrooms. However, they tend to gather in shady cracks and openings as well as anywhere else that will conceal them from daylight.

Earwigs Everywhere, literally

Earwigs are abundant throughout the world. They may be believed to be a danger to humans, however their pincers can cause little to no harm to us. Earwigs have a love/hate relationship with farmers as they eat the insects that can damage the crops, but the earwigs themselves can also eat the foliage of the crops and cause damage as well, though it does take a large amount of earwigs to do substantial damage to a crop.

What to do about Earwigs

If you find that the earwigs are not damaging your plants and seem to be keeping other insects away, then the easy choice is to let them be in, and your garden will thank you for it. However, if you find they are damaging your plants and invading your homes, then it is time to take more serious actions. Give us a call or submit a service request online and we’ll be happy to schedule an appointment to rid your Corona, CA home and garden of any pesky earwigs you may find.
